How Long Does a Fit-Out Take in Dubai?
Every fit-out timeline promise sounds the same until the authority approval stage. Here's what's realistic, by project type.

Fit-out timelines in Dubai vary less by trade than by project type and approval complexity. A realistic programme accounts for design, approval, procurement and construction as separate, sometimes overlapping, tracks, not one continuous build phase.
Typical durations by project type
Office Cat B fit-out: 8-12 weeks post-design. Retail unit: 8-14 weeks. Villa interior fit-out: 5-8 months. Restaurant or F&B fit-out: 12-18 weeks, driven by kitchen MEP and Civil Defence approval.
- Design and specification freeze
- Authority approval, the single most variable stage
- Procurement of long-lead materials, run in parallel with approval
- Construction, MEP and finishes
- Snagging and handover
Why approval timelines vary so much
A straightforward Cat B office with no structural or major MEP change can clear Dubai Municipality review in under two weeks. Anything touching a building's core drainage, structure or façade routinely takes four to six, especially in occupied towers with an owners' association NOC layer on top.
Building in realistic contingency
The single most useful habit for programme reliability is ordering long-lead joinery and stone against frozen drawings the moment they're signed, in parallel with approval, not after approval clears. That one sequencing change routinely saves three to four weeks on our own managed programmes.
Frequently asked
What is the fastest a fit-out can be completed in Dubai?
A small, non-structural office fit-out can complete in as little as 6 weeks. Anything with structural or major MEP change realistically needs longer.
Does the approval stage really take that long?
For straightforward scopes, no, under two weeks. For structural, façade or drainage changes, four to six weeks is realistic, longer in occupied buildings.
Can design and construction run in parallel to save time?
Partially. Procurement of long-lead items can and should start once drawings freeze; construction itself generally cannot start until approval clears.
