Main Contractor vs Subcontractor in Dubai: What's the Difference

When a trade fails, who is actually on the hook? The answer depends on a distinction most clients never think to ask about.

A main contractor holds the head contract with the owner and is liable for the whole project's delivery, regardless of which trade caused a problem. Subcontractors are engaged and paid by the main contractor, not the owner, and typically have no direct contractual relationship with the client at all.

Why this matters to you as a client

If a subcontracted electrician does poor work, your legal recourse runs through the main contractor, not directly to the sub, which is exactly why the main contractor's vetting of its own subcontractors matters as much as its own capability.

Where this creates risk

Coordination between multiple subcontractors, say, joinery installation clashing with an electrician's first-fix, is the main contractor's job to manage. When that coordination fails, delay compounds because no single crew owns the fix.

The alternative model

Design and build firms with genuinely in-house trades, rather than subcontracted ones, remove this coordination risk by design, see our guide on choosing a contractor in Dubai for how to verify which model you're actually being sold.

Frequently asked

Can I contact a subcontractor directly if there's a problem?

Generally no, your contract is with the main contractor, who is responsible for managing and resolving subcontractor issues.

Is it better to hire trades directly instead of through a main contractor?

Usually not for a full project, you lose single-point liability and take on all coordination risk yourself.

How do I know if a contractor's trades are really in-house?

Ask directly, and ask for evidence, a factory, workshop or a specific named site team, not a general claim.
