How to Choose a Contractor in Dubai (Without Regretting It)

The wrong contractor costs more in delay than in price. Here's how to actually vet one before signing.

Choosing a contractor in Dubai on price alone is the most common and most expensive mistake in private construction here. The lowest bid usually means the thinnest scope, the least in-house capability, or both, and the gap surfaces mid-project, not before.

A working vetting process

Ask for two references from projects completed, not in progress, in the last 18 months, and actually call them. Confirm the trade licence category matches the scope you need. Ask directly which trades are subcontracted, a contractor with nothing in-house is really a coordination layer, adding cost without adding control.

Reading a quote properly

A quote significantly below competing bids on identical drawings usually means an exclusion, not efficiency, check what's missing before assuming it's a good deal. Compare scope line by line, not the bottom-line number.

Payment and contract terms

See our detailed guide to contractor payment terms in Dubai for what's normal versus what's a warning sign. A contractor unwilling to put milestone payments and retention in writing is telling you something before the project even starts.

Frequently asked

Should I always choose the lowest quote?

No. Compare scope line by line first, the lowest quote often excludes items competing quotes include, not because it's more efficient.

How many references should I check?

At least two, from projects completed in the last 12-18 months of similar scale, and actually call them rather than accepting a written testimonial.

What's a reasonable retention on a Dubai contract?

5-10% of contract value, released in stages tied to snagging and a defects liability period, typically 12 months.
