Vetting a villa contractor in Dubai properly takes about the same time as reading one bad quote closely, the difference is doing it before signing, not after something goes wrong on site.

The checklist

Before signing anything, confirm each of the following directly with the contractor, in writing where possible, not verbally at a site walk.

Beyond the checklist

A checklist catches structural risk, not fit. Visit a live site the contractor is currently running if possible, how organised it is tells you more than any document about how your own project will run.

When design and build removes the need

Much of this vetting exists specifically because separate design and construction contracts create coordination gaps. A single design and build contract, like our own approach, removes several of these risk points by design rather than by vetting.

Frequently asked

How long should contractor vetting take?

A thorough process, licence check, two reference calls, quote review, takes about a week, well worth it against a multi-month project.

Should I visit a contractor's current site?

Yes, if possible. Site organisation and safety practice on a live project is a strong indicator of how your own project will run.

What's the single most important item on this checklist?

Verified, recent references from similar-scale completed projects, nothing else predicts outcome as reliably.
