Post-construction maintenance for a Dubai villa in the first year after handover matters disproportionately, this is when defects surface, systems bed in, and small issues either get caught early or compound into expensive repairs.
What the first year should cover
HVAC filter and system checks through the first full summer cycle. Waterproofing inspection after the first significant rainfall. MEP system verification against the defects liability period, still active for most of this window.
- HVAC servicing through the first full summer cooling cycle
- Waterproofing inspection after first significant rainfall event
- Automation and MEP system checks while defects liability is still active
- Joinery and stone maintenance, sealing, hardware adjustment as materials settle
Using the defects liability period properly
Most Dubai construction contracts include a 12-month defects liability period, issues discovered and reported within this window are the contractor's responsibility to fix at no cost, which makes proactive inspection during this year genuinely valuable.
Ongoing maintenance beyond year one
After defects liability ends, a scheduled maintenance plan, HVAC, waterproofing checks, automation system updates, prevents the small deferred-maintenance issues that eventually become larger structural or MEP problems.
