Apartment Renovation in Dubai: Working Inside a Tower

A tower apartment is the most constrained renovation environment in Dubai, and the constraints are logistical far more than technical. Plan for the building, not just the interior.

Villa renovations are limited by design and budget. Apartment renovations are limited by the building. Two lifts shared with four hundred residents, a loading bay with a booking sheet, a slab you may not core, and neighbours entitled to quiet all shape the project before a single drawing is made.

Cost bands for Dubai apartments

Indicative AED per square foot, all-in, excluding loose furniture and authority fees:

Small units carry a higher rate: fixed costs, protection, supervision, lift bookings, minimum trade calls, do not shrink with the area, and kitchens and bathrooms are a larger share of the total.

Sequencing a tower project

  1. Survey with the as-built drawings in hand, and confirm what the stacks and risers permit before concept design.
  2. Submit the OA application early, it gates everything, including lift access.
  3. Order long-lead stone and joinery once the layout is fixed; lift slots make just-in-time delivery essential rather than optional.
  4. Complete strip-out and waste removal in a concentrated block, it is the noisiest, most neighbour-visible phase.
  5. Run MEP first fix and waterproofing next, with wet-area testing witnessed and recorded before any tiling.
  6. Set stone, then install joinery scribed to it, then second-fix services.
  7. Commission, program automation, snag, and hand over with as-builts and warranties.

Being a good neighbour is project management

This is not a courtesy point. Complaints from adjacent units are the single most common cause of a stop-work notice in a Dubai tower, and a stop-work notice costs more than any concession you might make. Notify the floor in writing before you start, keep a named site contact on the door, protect the corridor and lift lobby properly, and clean the common areas at the end of every day. Projects that do this get flexibility when they need it later.

If the apartment is brand new

Renovating a just-handed-over unit is common in Dubai and slightly different. Coordinate with the developer's snagging window, defects rectified by the developer are free, and works you carry out first may void that entitlement. Where possible, agree the fit-out before handover so you are not paying to remove new finishes; several developers will accept a coordinated fit-out contractor during the final construction phase.

Frequently asked

Can I move a bathroom in a Dubai apartment?

Usually not, or only slightly. Bathrooms depend on drainage stacks and waterproofing details that cannot easily be relocated, and most owners' associations refuse relocations away from the existing stack. Reconfiguring within the existing wet-area footprint is normally acceptable with a permit.

How long does an apartment renovation take in Dubai?

12 to 20 weeks on site for a full renovation, plus 6 to 10 weeks of design and approvals beforehand. Buildings with restricted lift access and short working hours sit at the longer end.

Do I need OA approval for a cosmetic refresh?

Almost always yes. Most Dubai towers require an NOC and a registered contractor even for paint and flooring, because access, waste removal and insurance still involve the common areas.

Who pays for damage to the lift or lobby?

You do, via your contractor's insurance and the refundable deposit held by the OA. This is why proper protection of lift cars, corridors and lobby floors is a contract requirement rather than a nicety.
